Fire risk assessments for London and the Home Counties

A fire risk assessment identifies what could cause a fire in your building, who is at risk and what needs to change. We carry them out to the PAS 79 methodology and give you a written report with a prioritised action plan you can actually work through.

Do you need one?

You need a fire risk assessment if you are the Responsible Person for a workplace, a building open to the public, or the communal parts of a residential building. That includes freeholders, managing agents, Right to Manage companies and landlords of HMOs and converted flats.

Under the Regulatory Reform (Fire Safety) Order 2005 the assessment must be reviewed regularly and kept up to date. The Fire Safety (England) Regulations 2022 added further duties for buildings with two or more domestic premises, and the Building Safety Act 2022 introduced additional requirements for higher-risk buildings above 18 metres.

Not sure whether it applies to you? Call and ask, we’ll tell you straight, even if the answer is no.

What the assessment covers

✓Sources of ignition, fuel and oxygen
✓Means of escape, travel distances and signage
✓Compartmentation and fire doors in communal areas
✓Detection, alarm and emergency lighting provision
✓Firefighting equipment and access for the fire service
✓Evacuation strategy and people at particular risk
✓Storage, housekeeping and combustible items in escape routes
✓Records, testing regimes and management arrangements

Which type do you need?

For blocks of flats, assessments are described as Types 1 to 4 depending on how far the inspection goes. Most buildings need a Type 1. We’ll tell you if yours doesn’t.

TYPE 1

Common parts, non-destructive

The standard assessment for most blocks. No entry into flats.

TYPE 2

Common parts, destructive

Opening up to check concealed compartmentation where there is doubt.

TYPE 3

Including flats, non-destructive

Sampling of individual dwellings alongside the common parts.

TYPE 4

Including flats, destructive

The most thorough option, usually after a serious concern or incident.

These are starting prices, not fixed quotes. Every building is different: floor area, number of storeys, construction, occupancy, how urgently you need the report and whether enforcement action is in play all affect the price. Send us the details and we’ll give you a firm figure before any work starts.

What you receive

A written report in PDF, structured so you can hand it to an insurer, a lender’s solicitor or an enforcing officer without explanation. It contains:

→A plain-English summary of the building’s fire risk rating
→Photographs of every significant finding
→An action plan ranked by priority, with suggested timescales
→The legislation and guidance each action relates to
→A follow-up call to talk through anything unclear, at no extra cost

Questions we get asked

Who is the Responsible Person?

In a workplace it is the employer. In a block of flats it is usually the freeholder, the managing agent or the Right to Manage company, whoever has control of the communal areas. More than one person can hold the duty at once.

Do you need access to every flat?

Not for a Type 1 assessment, which is what most blocks need. We only need access to communal areas, risers, plant rooms, the roof and the bin store.

Can you carry out the remedial work you recommend?

No, and that is deliberate. We assess only, so there is no incentive to recommend work we would profit from. We’re happy to review quotes from your chosen contractor.

What happens if the report finds serious problems?

We tell you immediately rather than waiting for the report, and we set out what needs doing first. Nothing is reported to a third party without your knowledge.
