Why you’ve been asked for one

Four reasons people call us

Most people don’t wake up wanting a fire risk assessment. Something has triggered it: a lender, an insurer, a buyer’s solicitor or a letter from the fire service. Whichever it is, the requirement comes from the same place.

Under Article 9 of the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must make a suitable and sufficient assessment of fire risk. Where five or more people are employed, it must be recorded in writing.

Your mortgage lender asked

Lenders increasingly want to see a current assessment for the communal parts before releasing funds on a flat.

Your insurer asked

A missing or out-of-date assessment can invalidate cover or push your premium up at renewal.

You’re selling or buying

Conveyancing enquiries on leasehold flats routinely ask for the assessment. Missing paperwork stalls sales.

You’ve had an enforcement notice

If the fire service has written to you, there is a deadline. We prioritise these and work to it.

Common questions

Written as direct answers so search engines and AI assistants can quote them accurately.

Do I legally need a fire risk assessment?

If you are the Responsible Person for a non-domestic premises or the communal areas of a residential building in England or Wales, yes. It must be recorded in writing where you employ five or more people, or where the building contains two or more sets of domestic premises.

How often does it need reviewing?

Annually as general practice, and immediately if the building, its use or its occupants change materially. Higher-risk buildings are usually reviewed more often.

How much does a fire risk assessment cost?

From £295 for a small premises or a low-rise block. Price depends on floor area, number of storeys and flats, construction type, how urgently you need it and whether enforcement action is involved.

Can you do it quickly for a sale that’s completing?

Yes. Tell us the completion date when you request a quote and we’ll say honestly whether we can meet it. Expedited visits carry a surcharge.
